Pre-Foreclosure / Short Sales / Loss Mitigation with your lender

If you are unable to make your payments due reasons such as job loss or change, divorce, death of a loved one, adustable rate payments increasing, or if you are unable to sell due to owing more than your home is worth, we will work with your lender in negotiating what is called a "Short Sale".  A short sale is a process in which your lender agrees to accept less than what is actually owed instead of foreclosing on the property.  There is no cost to your for this service, we earn our living and make a profit solely based on our ability to negotiate a favorable price with your lender.  If we are able to come to an agreement with your lender, we will either purchase your property or try to facilitate the sale of your property.  Allowing us to negotiate a short sale with your lender can help alleviate some of the stress of being in preforeclosure, and stops harrassing calls from your lender.  Note there is no charge to the homeowner for the short sale loss mitigation services that we offer.

Lease Purchase or Rent to Own

Our Lease Purchase programs allow prospective home buyers the option of home ownership without the perfect credit credit and larger 10%-20% money down payments that traditional bank financing requires.  We have an excellent program and will work with you to repair your credit and enable you to become a home owner instead of a renter typically within 2-3 years.


Seller / Homeowner Lease Purchase
